How to Revoke or Change an Existing Power of Attorney (POA) in the UAE

Why you might revoke or change a POA

People cancel or update powers of attorney for lots of reasons: the agent is no longer trusted, the purpose of the POA has finished, a business structure changes, or you want to narrow or broaden the agent’s powers. In the UAE context these changes matter because many authorities and banks act on an agent’s authority until they receive formal notice that it has ended. Before taking any steps, it helps to be clear about exactly why you want the change so you can decide whether a full revocation or a replacement POA is the better option.

Step 1 — check the original POA and its scope

Start by locating the original POA and reading it carefully. Note whether it is general or specific, whether it was notarised or attested, and whether it was registered with any authority or bank. The way the original document was executed (for example, notarised in the UAE or certified abroad and attested) usually determines the required formality to revoke it. Also check whether the POA contains an expiry date or a clause about revocation—those details affect what you need to do next.

Step 2 — decide between revoking and replacing

If you simply want to stop the agent from acting, a written revocation may be enough. If you want a new person to act or a new scope of powers, it’s often simpler to prepare a replacement POA that explicitly cancels the old one. Preparing a replacement lets you limit the agent’s powers or tailor them to new circumstances. Either way, document your intention clearly in writing so third parties can rely on the change.

Step 3 — prepare and attest the revocation or new POA

Draft a formal revocation document (or replacement POA) signed by the principal. For validity, the revocation or new POA should be executed and attested in the same way the original was: if the original was notarised by a UAE notary, attend the UAE notary; if it was attested through an embassy abroad, follow the same attestation route. If the original POA was registered with a government body (for example for property transactions), you will usually need to follow that authority’s specific cancellation procedure as well.

Step 4 — notify the agent and relevant third parties

Once you have the signed, attested revocation or replacement, notify the agent immediately in writing and ask for the original POA to be returned or destroyed. Send formal notice to banks, registries, landlords, and any other organisations that relied on the old POA—use recorded delivery or an email with read receipt and keep copies. Where possible, obtain written confirmation from those organisations that they have received and accepted the revocation. Without those confirmations, some institutions may continue to rely on the previously presented authority.

Minimising risk while you transition

To reduce exposure during the changeover, act quickly and keep records of every communication. Limit what the agent can do while you prepare the revocation (for example, suspend access to accounts if feasible) and avoid granting overlapping authorities to multiple agents. If the POA was used for high-value matters such as property or company closure, consider asking key institutions to freeze transactions pending written confirmation of revocation. Getting legal advice tailored to your situation helps prevent gaps or disputes during the switch.
